1101 K Street is a commercial repositioning project in the heart of Washington, DC, aimed at transforming a dated office building into a competitive and compelling destination for today’s tenants. The upgrades focused on revitalizing the building’s identity through strategic enhancements to both its street presence and interior experience.A reimagined entrance and lobby create a more inviting pedestrian interface, while newly integrated amenities—including a fitness center, tenant lounge, coffee bar, and state-of-the-art conference facility—elevate the building’s appeal. Interior improvements throughout prioritize natural light, acoustics, and material warmth, with the addition of biophilic elements and ergonomic furnishings to support a healthier, more engaging work environment. The result is a boutique-inspired workplace that sets a new standard for hospitality-driven office design in the DC market.
